I'm Cheering For My Father - A Great Hockey Fan

As  kids we never missed watching a hockey game from the time we got our first TV when I was 11. Tonight I as sit here watching the Olympic  Canada / Russia game I can hear him cheer, shout, moan, and groan.

Although he has been gone for many years now I still can't watch a hockey game with out thinking of him. He was the greatest fan of Saturday Night Hockey I know.  Although he was a Canadian he loved the Detroit Red Wings but his His favourite games were the Habs / Leafs.

I'll never forget the night Barrie asked his permission to seek my hand in marriage. All my father wanted to talk about was the game from the night before.

Dad I am cheering for you tonight!!!

You and "YOUR" Property Tax Bill - One Man's Opinion On The Assessment Process

The recent arrival of the interim tax bill may just be the reminder that you need to file an appeal on your property assessment.

While we can't do a lot about taxes as individuals we can ensure that we are not paying more than our fair share. Understanding the assessment process is the first step in doing so. Here is a link to some interesting posts on that process.

In his post How Property Assessment in Ontario is Calculated Ty Lacroix from London Ontario provided a pretty good window into assessment here in Ontario from the Municipal Property Assessment Corporation's (MPAC) point of view

One needs to look beyond what they provide for a true understanding of the flawes in our assessment process.

Understanding Mass Market Analysis as practiced by MPAC for Assessment Purposes

After the initial inspection by MPAC (during which some subjective opinion is applied) all you need is a course in mathematics. Assessments in Ontario are calculated using regressional analysis to determine values for various factors to be used in calculating the actual assessment of any given property. Other than random property inspections, usually generated as the result of a sale or a building permit being issued, the properties are never revisited. Updated assessments are created by statistical analysis

Accuracy depends on a lot of things.

As we all know a computer can only work with the data that is fed into it (Garbage in Garbage Out). If there are insufficient sales to analyze or MPAC's property description is inaccurate for the sales used the resulting assessments are flawed. If the assessor (or in some instances the students) who do the original inspections make an error in measuring or as I have seen "assume" that all homes of a particular model have a finished room over the garage the assessments are flawed.

It works for some areas

Provided the information on the properties is accurate and there are sufficient sales to analyze, the assessments should come close to what you and I recognize as market value. The process produces relatively reasonable results in large areas of newer  or subdivision homes.

But Not In Others

The older the area or the more remote the area the less reliable this process becomes. Factors such as age, differences in construction, renovations and upgrades, fewer sales, easments, environmenttal issues, and the list goes on, all impact the accuracy of the results

This is an interesting case and I am sure Barrie will have more to say on it. This case  points out one of the major flaws he sees in the present system of property assessment and taxation here in Ontario.

In a comment on her post Ruling Says Wind Farms Affect Property Values Marg Scheben-Edey wondered

"how this case will be applied in other situations. Again, is it a percentage or a specific dollar value"

 

If the same conditions exist elsewhere or for another property adjacent to this one it should be the same percentage.

Years ago when the corner super mailbox first arrived on the scene there was an appeal that was successful and gained a reduction based on the detrimental affects the mailbox had on the value of the property it sat on. This reduction ended up being granted across the province to every home that had a super mailbox.

A few years ago the simple mention that a reduction had been granted just a few days earlier based on a propertiy being affected by wetlands was enough to gain the same reduction for another property under appeal to the board. This was a reduction that the Regional Assessment Office refused to grant when the wetland situation was mentioned in earlier talks with them prior to the hearing.

In a case in Oshawa that I was involved in that went to the OMB the Board pushed the the Regional Assessment Office into settling with us. While not the only reductions we received the broadest part of the reductions granted were based on the properties proximity to a closed industrial dump. The closer to the dump the greater the reduction. Being a new subdivision the reduction should also have been applied to homes yet to be built based on their proximity to the dump.

The reductions gained would have also been applied across both subdivisions impacted by the settlement for the following year. As you can see environmental or any other issue that affects the "Market" Value should also affect the assessed value.

If you are ever involved in an appeal and are successful at the hearing (where the board makes an immediate decision) request written reasons for the reduction thus ensuring a record that is available for others to use in similar instances.

Matthew House Makeover

Affecting Lives

Not Just A Picture But Hundreds Of Stories

 

This thing, this Popsicle looking thing ...

... has played an important part in many peoples lives. The project it was used on when this picture was taken will affect the lives of many more for years to come. It played a role in a makeover for "Matthew House"a small refugee centre in Toronto.

This was a make over that excited even the crew from Design Design. They could feel the excitement and appreciation of those involved in Matthew house. From the Matthew House staff and the refugees who lived and worked there during the makeover, to the refugees who returned to work along side other volunteers, the crew felt a real sense of appreciation for what was taking place.

I first saw this mysterious item in use, stirring a can of paint, dipping down, twisting, then raising it up high above the can, over and over again. I innocently asked what on earth he was using?  He held it up and I was none the wiser.  Upon looking at it closer it really is an ordinary stir stick covered with hundreds of layers of paint.  Each layer representing a page in the lives of another family, another makeover completed by the Devine Design Team. 

He started using it a couple of years ago, as a professional painter, it gets used day in and day out. It has done many of the 217 Devine Design projects.  When Devine Design wrapped their very last project at Matthew House last week, I asked Bernie what he was going to do with it now.  ‘I would love to cut it open and see all the colours, but I do not want to wreck it. I could continue to use it, but I've decided to take it home and frame it. 

The Last Show

It has been the source of many conversations, and it holds so many memories of the Devine Design Makeovers.  It will be retired with the last coat from the last show .... the paint we used at Matthew House."

A Realization 

Hearing the stories of some of the refugees first hand of the journey along the refugee highway and their arrival in this foriegn land impacted the makeover team. Many of the DD team mentioned how exciting it was to be part of the remake of Matthew House, as they realized how much of a difference it would mean to so many refugees over the years. They could see their part in our goal of offering a safe place of hope and dignity to hurting people at the end of the Refugee Highway.

 

 

Matthew House is a small shelter for refugees in down town Toronto that welcomes refugees who arrive with nothing but the shirt on their backs and no where to turn. You may have heard me talking about it, sharing some of the amazing stories.  The core value of Matthew House is to offer ‘a place of hope at the end of the Refugee Highway', by offering shelter and food, help completing confusing refugee application papers, medical and counseling referrals, orientation to life in Canada, assistance in finding apartments, offering monthly drop-ins, and summer camp.

Uxbridge Real Estate - Mortgage News

Federal Finance Minister Jim Flaherty yesterday announced prudent changes to mortgage insurance rules intended to come into force on April 19, 2010:

  • All borrowers must meet the standards for a five-year fixed rate mortgage even if they choose a mortgage with a lower interest rate and shorter term
  • The maximum amount one can withdraw in refinancing their mortgage will be reduced to 90% from the current 95% of the value of one's home
  • Non-owner occupied properties will require a minimum down payment of 20%.
  • There were no changes to down payment requirements or length of amortizations for owner-occupied residences.

These changes are seen by some as an indicator that interest rates will soon be going up. The changes being implemented will help reduce the risk of homeowners who qualify under existing rules with low floating interest rates getting into difficulty as the rates begin to rise.

You always hear the stories about houses burning down from Christmas tree lights, or clothes dryers, but you always think that it won't happen to you. I thought that until today.

Just like every other time I do laundry, I load up the washer put in a load and leave. When it's done I move it to the dryer and again, I leave to do other stuff. Sometimes I even leave the house with the dryer running. I'm sure most of you do this also.

Today, I started the dryer with a load of wet clothes, and went on my way to do other chores. I happen to walk by the dryer area and smelled a burning odor. I have never smelled this before, but I knew something was wrong right away and had a suspicion it was the dryer.

fridgidare washer and dryerWe have a side loading washer and dryer which means there is a horizontal surface on the top of them that we can put clothes and cleaning products. At this time we had a couple towels on the top. I moved the towels to get a closer look. Trying to look behind the dryer I put my hands on the top of it and got burned.

The top was not slightly hot, or hot to the touch, it was "Holy #&*@" this thing is going to melt.

I turned it off, let it cool and then unplugged it. I Googled "top of dryer hot" and found a lot of results about this topic. clogged vent, faulty electrical were the top two reasons.

I plugged it back it and started it. This time I was feeling the top to see how fast it got hot. Amazingly, within a minute it was too hot to touch!

I thought for sure this was an electrical problem. No way a clogged vent will cause the dryer to get this hot, that is ridiculous. For sure the dryer would have some sort of shutoff if the vent was clogged and the dryer was over heating.

Since I can't fix an electrical problem, I checked the vent first. I found it was a clog, in the vent inside our walls. Unfortunately the vent is really long and has a few 90 degree bends, so i can't unclog it. Time to call a plumber.


Now I'm Freakin Mad!

It's 2010. My dryer is 2 years old and due to a simple clog in the vent, I was probably 5-10 minutes away from a fire in my home. My life, my wife's life, and my baby's life were all at risk.

I think it's really ironic that there are sensors in the dryer that know when the clothes are dry, yet, there are no sensors to tell when the vent is clogged, or that the dryer is overheating???

Any inventors out there... Solve this problem and you will stop 15,000 fires a year!

Social Media vs Traditional Media: "The New Pepsi Challenge"

The Ultimate Challenge - Here is a social media challenge worth following. 

Converting advertising dollars to Social Conscience Dollars should be a win win for all.

So there I am watching the Super Bowl on Sunday and notice that I am not seeing one Pepsi commercial.  I look at my friends and say hey isn't Pepsi going to run their commercials.  I found out quickly this morning that Pepsi had made the decision to not run their commercials and decided to take a new approach to marketing their product.  This is not new, Pepsi has always done a great job of going after that younger generation and most of us remember the TV commercials they ran in the Eighties with Michael Jackson  "The Choice of a New Generation".  Well it looks like Pepsi is back to their roots and has decided to go down the social media route to attract a newer generation.  My good friend and collegue Stephen Garner wrote a perfect post called 80 Million Reasons to start changing your marketing....Millennials.  He wrote this after I commented on why I feel you should never divorce yourself from having not only an excellent social media marketing platform but also using a traditional marketing platform to work in tandum with one another.  . 

Recently Time Magazine wrote a piece called:  Behind Pepsi's Choice to Skip This Year's Super Bowl talking about Pepsi's decision to go down the social media campaign path.

Pepsi plans to give away $20 million in grant money to fund projects in six categories: health, arts and culture, food and shelter, the planet, neighborhoods and education. Prior to this decision, Pepsi has advertised in 23 consecutive Superbowls.  The problem I see with this decision by Pepsi is that they just lost a great opportunity to connect with a 100 million strong audience and they separated themselves from their current market base and generations.  Heck, can we say 23 years down the tube.  Again, I understand the direction Pepsi has decided to take and I understand viral marketing is very effective on the internet, but I feel they missed the boat on this one.  There is a big demographic out there that does not get their information from the social media world.  My wife is a great example of this.  She is not on facebook, does not understand twitter and frankly does like to connect outside her own little world.  I know hundreds of people who are just like this.  That is why when I send something out to my database it goes snail mail and email.  I use all the benefits of social media, but still continue with my traditional methods.  For me connections are connections.  I want to connect and if that means having to use traditional methods, so be it.     

What is your opinion on this matter.  Did Pepsi miss the boat or not?

Matthew House Makeover - Devine Design

Today was a great day as the volunteer crew worked away under the supervision of the Devine Design team. 

An amazing amount of work has taken place in a very short period of time. With the help and under the direction of the Devine Design team. Past Residents and Volunteers stripped the living and dinning room of all furniture, tore out a wall and the old flooring. Next some new wiring was installed, some existing plaster repaired and some drywall installed and taped. Having done a few renovations over the years Barrie and I volunteered and helped with the tapping on Thursday. Friday was trim day and final putty coat for the plaster repairs and drywall taping.

Today it was time for the master painter form the Devine Design team to work with the volunteers to get all the painting done so that tomorrow the floor can be laid. This clears the way for the Devine Design team to come in on Monday to do their magic....the finishing touches and start setting up for the reveal on Wednesday. We have been asked to stay away until the reveal....I can't wait to see the reveal, it will be so exciting to see what Devine Design has done for us.  The place of hope at the end of the Refugee Highway we offer certainly will have been kicked up an whole bunch of notches.

I am not able to post a lot of pictures, or tell you about everything that is going on, as this is an ongoing project not due to be aired on TV till later this year, The picture below is some of the volunteer paint crew from the Olive Branch Church in Markham.

As I worked away with today's team of volunteers I thought of the unsung heroes of Matthew House who help out in many different ways on a day to day basis. Working quietly behind the scene they ensure we continue to offer "Hope at The End Of The Refugeee Highway".

To All The Volunteers And Supporters A Very Heartfelt " Thank You"

I consider it a privilege to serve on the board of directors of this unique charity.

Matthew House is a small shelter for refugees in down town Toronto that welcomes refugees who arrive with nothing but the shirt on their backs and no where to turn. You may have heard me talking about it, sharing some of the amazing stories.  Our core value is to offer ‘a place of hope at the end of the Refugee Highway', by offering shelter and food, help completing confusing refugee application papers, medical and counseling referrals, orientation to life in Canada, assistance in finding apartments, offering monthly drop-ins, and summer camp.

History and Heritage - Uxbridge Ontario - The York Durham Heritage Railway

History and Heritage - Uxbridge Ontario

The York Durham Heritage Railway 

Built in the late 1800's to transport grain and lumber it was known as the Toronto and Nippissing Railway (T&N). Once completed it ran from Toronto to Coboconk. The rail line went through many ownership changes over the years and eventually ended up as part of the Canadian National Railway system owned by the Government of Canada in 1920. All That remains of the line today is the section from Uxbridge to Toronto as over the years sections of the rail line were taken out of service.

Passenger service which began in 1871 is continued today by GO Transit with trains running from Stouffivle to Toronto. YDHR runs Tourist Trains on weekends during the summer and for special events year round from Uxbridge to Stouffville.

The Uxbridge Station, pictured here with some of the rolling stock, is one of the last 4 remaining T&N stations. The others are located in Unionville, Markham and Coboconk.
